The Consulting Process

Our engagement follows the natural phases of a residential development project, with each stage producing documentation that feeds into the next.

Phase 1 — Site & Concept Review

We review the plot survey, local planning conditions, and your preliminary architectural concept. We identify the orientation constraints and shading factors specific to your site. If the architectural concept is still flexible, this is the stage where orientation adjustments have the greatest impact on long-term energy performance.

Phase 2 — Solar Orientation Analysis

We calculate sun path data for your GPS coordinates across all seasons, produce shading analysis for the specific site geometry, and provide window-to-wall ratio recommendations for each façade orientation. The output is a solar orientation report formatted for direct use by your architect.

Phase 3 — Thermal Envelope Design

We calculate U-values for walls, roof, floor slab, and windows based on the architectural design. We identify thermal bridges and recommend mitigation details. We then model multiple insulation thickness scenarios, comparing the additional material cost against projected energy savings to identify the economically optimal specification above the legal minimum.

Phase 4 — Heating & Cooling System Evaluation

With the thermal envelope defined, we calculate the building's heating and cooling load profile. We then evaluate system options — heat pumps, district heating, mechanical ventilation with heat recovery, and combinations — scoring each against installation cost, operating cost, maintenance requirements, and compatibility with the envelope specification. Results are presented as a comparative table, not a single recommendation.

Phase 5 — EU Fund Documentation

For projects targeting EU energy renovation or construction funding through Croatian programmes, we compile the technical documentation package required for application. This includes energy performance calculations, technical specifications, and annexes formatted to match current fund criteria. We review the fund requirements before beginning documentation to ensure the output is aligned with submission standards.

Preparing Documentation for EU Energy Funds

Croatia has access to EU cohesion and structural funds that support energy-efficient construction and renovation of residential buildings. Accessing these funds requires technical documentation that meets specific criteria — criteria that are built into our calculation and reporting methodology from the outset.

We do not advise on fund selection or application strategy — that is the domain of financial and legal advisors. Our contribution is the technical documentation package that the application requires.
